Schenectady County Metroplex Development Authority approves proposal for new 20,000 square foot mixed-use building in Scotia

Office and retail space to be owned and managed by Mazzone Hospitality

SCHENECTADY, N.Y., February 11, 2015 – The Board of Directors of the Schenectady County Metroplex Development Authority today approved a proposal by Mazzone Hospitality to construct a new two-story, 20,000 square foot building on a 1.1 acre site at 25 Mohawk Avenue in Scotia, NY.

The $2.4 million mixed-use facility, located at the entrance to the Village of Scotia, will be owned and operated by Capital Region leading caterer and restaurateur Mazzone Hospitality. The building will feature Class A commercial office space on the top floor and retail on the first floor.

“We thank Angelo and Matt Mazzone for this investment in Scotia,” said Tony Jasenski, Chairman of the Schenectady County Legislature. “We are happy that this project is moving forward. It will be a great addition to Scotia and a catalyst for additional development along Mohawk Avenue that will benefit the Village and the entire Schenectady County community.”

Scotia Mayor Kris Kastberg said, “The development of this property has long been a priority for the Village, and with the reputation Mazzone Hospitality has for quality, we couldn’t be happier to see them make another presence in our community.”

As the largest caterer and restauranteur in the area, the Mazzone Hospitality portfolio includes six restaurants, numerous premier event spaces and a business dining wing that caters to some of the region’s top employers.

Mazzone Hospitality also owns and operates the historic Glen Sanders Mansion, which is located on the Mohawk River and sits approximately 100 yards from the new mixed-use office and retail space.

“We are excited to realize the full potential of this outstanding property that sits within the shadow of our flagship property, Glen Sanders Mansion, with a world-class office and retail space. This project will undoubtedly contribute to the economic well-being of Scotia,” said Angelo Mazzone, Owner of Mazzone Hospitality. “We thank the Schenectady County Metroplex Development Authority, Schenectady County and the Village of Scotia for entrusting us with this project and look forward to creating a building that will serve as a welcoming gateway to the Village of Scotia.”

This evening the Metroplex Board approved a Pilot agreement that starts taxes on the new building at 50% in year one increasing in 5% increments each year for ten years.

Metroplex sold the site at 25 Mohawk Avenue to Mazzone Management for $220,000 after acquiring the site from McDonalds Corporation. Metroplex conducted a clean-up of the site so that development could move forward.
